Let them see which nights are free before writing to you.

Half the messages you get ask about dates that are already taken. A calendar in plain sight saves that whole conversation.

The availability calendar shows on the website itself which nights are free, so the enquiry that arrives already carries workable dates, and dates are blocked and opened by writing a sentence.

The conversation nobody needs to have

Without a calendar the first question is always the same: «is the 12th to the 15th free?». And half the time the answer is no, so two messages and a few hours of waiting have got everybody nowhere. With the dates on show, whoever writes already knows they can come and the conversation starts at step two.

Blocking without wrestling with anything

Dates close and open by writing a sentence: «block the 1st to the 10th of September», «open the December bank holiday», «the small apartment is not let in January». What closes disappears from the calendar right away, which is what avoids the worst situation in this trade: two bookings for the same bed.

And if you also sell through platforms

Almost everybody does, and that is fine. What matters is that your site’s calendar does not fall out of sync, because a double booking costs far more than the commission you saved. It can be kept by hand if the volume is small, or connected to the calendar you already use if you have one.

Minimum stay and seasons

A calendar showing single nights when you require a three-night minimum generates enquiries you will have to turn down. The property’s rules — minimum nights, arrival day, high season — get stated in the same place the dates are shown, so that what arrives is an enquiry rather than a misunderstanding.

Frequently asked questions

Does it sync with the platforms?

If the volume is small it is kept by hand without trouble. If you work heavily with platforms, it can be connected to the calendar you already use so you are not keeping two.

Does the booking confirm itself?

By default it arrives as a request and you confirm it, which is how most small properties work. It can be automated if you prefer.

Can I have different prices per season?

Yes, and it is worth stating them: price is the second question and answering it in advance filters a great deal.

What if I have three apartments?

Each with its own page and its own calendar. The traveller sees which one fits without having to ask.
