A returning guest already knows the name of your house. Having them book through a platform means paying commission on a customer who was already yours.

A direct booking arrives at the property’s own website with no intermediary and no commission, with the guest’s details in the owner’s hands, and with the owner deciding the terms, the way to confirm and the way to charge.

The commission you pay twice

Platforms do something you cannot do alone: put you in front of people who did not know you existed. That is worth their commission. What is not worth it is the guest who stayed last year, has you in their phone, and goes into the platform only because they cannot find another way to book.

That second case is pure lost margin, and in small properties it is a large share of the total. A direct website is not there to replace platforms: it is there to recover precisely that slice.

And the guest, who is also yours

In a platform booking, the guest’s email is not yours, the history is not yours and neither is the relationship. When you want to flag a last-minute November offer, you will have nobody to write to. With direct booking you have their contact, with their consent and with the duty to handle it as the GDPR requires, which is the fair trade-off.

Your terms, in your words

Arrival, departure, deposit, pets, cancellation: on a platform those terms come from somebody else’s dropdown. On your own site you write them, in your own words and with the nuances needed when you let a house your family may live in for the rest of the year.

How payment works

You can take a deposit, charge on arrival or ask for the full amount up front. Each option has consequences and none of them suits everybody: we talk it over, choose, and explain it on the site, which is where the traveller needs to know before writing.

Do I have to leave the platforms?

No, and usually you should not. They are how people discover you. The direct site is for whoever already knows you or found you searching your name.

How do I get people to book directly?

By making it easy and giving them a reason: a better price than on the platform, flexible arrival, something included. And by saying so where it is seen.

Can I take card payments?

It can be set up. It is a decision with implications — bank fees, refunds — and we talk it over before adding it.

What if somebody books and does not turn up?

That is what the deposit and a written cancellation policy are for. What matters is that it is clear before booking, not afterwards.

How much did you pay in commission last year?

Look at the figure and think how much of it came from people who already knew you. That is what can be recovered.
